Residential Surveys and Valuations

It is often said that a house purchase is the biggest single financial decision a person may make in their lifetime. Which? and the Council of Mortgage Lenders recommend a comprehensive survey is carried out prior to purchase and that potential purchasers do not simply rely upon a basic valuation. 

Using an independent Chartered Building Surveyor to undertake a survey can prove to be more cost effective then commissioning a detailed report through your lender.  You also have the ability to discuss the report with our surveyors.

There are two standard forms of residential survey, the Homebuyer Report, a more concise report generally for more modern properties of standard construction, and the Building Survey, a highly detailed report which includes photographs that will not only identify defects, but also advise on remedial works and provide outline budget costs for the necessary repairs.

All valuations are completed by an RICS registered valuer, which is a quality assurance mechanism that monitors all registered RICS members who carry out 'Red Book' valuations and ensures consistent standards.

We are happy to advise on what is best suited to your requirements, and in some cases a more bespoke form of survey will be necessary such as a structure only survey.
